Roofing contractors in more than a dozen states are adjusting their business practices to comply with recently enacted laws intended to protect consumers from unscrupulous “storm-chasers.” Alabama, Arizona, Colorado, Georgia, Indiana, Illinois, Iowa, Kentucky, Oklahoma, Louisiana, Minnesota, Missouri, Nebraska, South Dakota, and Tennessee have all enacted such laws within the past year and a half.

The new laws vary somewhat in detail, but most include one or more of the following provisions:

• A requirement that roofers provide written estimates of work to be performed and obtain a signed contract before starting (in several states, including Louisiana and Illinois, the laws cover all remodeling and home-improvement contracting, not just roofing).
• A specified “grace period” — typically 72 hours from when the contract is signed — during which consumers can cancel a roofing contract without penalty.
• An additional grace period — again, most often 72 hours — that begins if and when the homeowner’s insurance carrier denies a claim that was to have covered the work in question.
• A requirement that contractors refund any deposit or other payment made by the homeowner if a project is cancelled under either of the 72-hour provisions above.
• A prohibition against waiving or rebating the deductible portion of the homeowner’s insurance.

Who benefits? Some contractors support the new laws without reservation. “Conscientious roofers think it’s a good thing,” says Frederick, Colo., roofer Scott Kawulok. “The Colorado Roofer’s Association has been behind it from the beginning.”

But others aren’t so sure. Shreveport, La., restoration contractor George “Geep” Moore says he understands the reasoning behind his state’s law, which took effect in August 2012: “After a storm, you’ll have contractors showing up who will tell the homeowner, ‘Yes, that damage will be covered by insurance, and we’ll waive the deductible if you sign right now.’ Then after they’re gone and the claim is denied, the homeowner is out the cost of the new roof.” But he’s exasperated by the law’s complexity and worries that insurance companies, not homeowners, may stand to reap most of its benefits. “We’re trying to protect ourselves by rewording our contracts,” he says, “but there’s still a lot of uncertainty about it.”

Denver attorney Daniel Glasser — who recently wrote a two-part feature about Colorado’s new roofing law for Cleaning & Restoration magazine (restorationindustry.org) — believes that contractors are right to be concerned. For example, he notes that the mandated 72-hour contract-cancellation period could open the door to widespread “poaching” by unscrupulous contractors looking to undercut others on price. (It’s technically illegal for a contractor to knowingly interfere with an existing agreement, but such rules are unlikely to matter to fly-by-night operators.)

The law also complicates cash flow by requiring contractors to “hold in trust any payment from the property owner until the roofing contractor has delivered roofing materials … or has performed a majority of the roofing work on the residential property.” To be sure that they’re in compliance, Glasser says, contractors should consider keeping initial payments from residential projects in a separate account, and transfer them to an operating account only when a project is substantially complete.

Roofers Face Flood of New State Laws

Before anybody digs into the ground they are required to schedule a locating company to come out to the job-site and mark where existing utilities are so the utility contractor can avoid damaging them during excavation. But, what do you do when you know there are existing utilities right next to where you need to dig, or if you need to know exactly how deep the existing utilities are buried?

You don’t want to have expensive materials and equipment on site only to find out during the installation process that the proposed plan will not work. Taking a day or two to properly locate underground utilities can ultimately save thousands of dollar in materials, equipment and down-time.

One great way to safely and precisely locate existing utilities is by Hydro Excavation. This allows for the underground utilities to be exposed and actually seen without damaging them. From there, the team can shoot elevations of the pipes, cables, conduits, etc. for an accurate design.

Hydro Excavating is simply a high power water jet and a super vacuum. The water jet cuts through the soil, or tree roots if necessary, and the vacuum sucks up the loose soil and water. This can be done without damaging the existing utilities while exposing them.

The process creates a clean hole, with no spoils, as big or as little as you need, and gives a clear view of the underground utility you are trying to locate (water, electric, cable, gas, sanitary, storm, etc.).

The truck has a boiler tied to the water tank so in the cold winter months, the water can be heated to better cut through the frost. Not only can the hydro excavating be used for exploratory purposes but also to excavate around existing utilities, during installation or repair processes, where a standard excavator cannot safely dig.

Using Hydro Excavation on the Mecca project we were able to safely locate all existing utilities that are a potential conflict with the new water, sanitary and storm lines. The easement is full of existing utilities, of every sort, so we need to know exactly where they are, and at what elevation.

We were able to create accurate utility as-built sketches for the Civil Engineer, to use in his design. This will give us a much higher degree of confidence as we move forward with the installation of our new underground utilities. All thanks to Hydro Excavating.

MECCA Hydro Excavating Demonstration – Willowbrook, Illinois Construction

G2 Builders was awarded the Muslim Educational and Cultural Center of America (MECCA) Located in Willowbrook, IL. Since November, G2 has been working at full speed to complete this project. Last week, a storm trap was added to the project site. A storm trap is an interesting, detailed part of the construction of a building that requires a lot of hard work and time, but is worth it in the end. It basically acts as a retention pond for storm water so the site does not flood. When it rains, the water is held in a concrete vault and will be slowly released into the city’s sewer system.

Installing a storm trap does not come without hard work. It took about 70 trucks to deliver the first phase of the trap and about three days to complete. Once the trap is secured in the ground, a rubber membrane is placed on its seams so that it works as one solid unit.

If a retention pond does the same thing with less work then why use a storm trap as opposed to a pond? The reason is that a storm trap is significantly more efficient. While a pond takes up valuable space, a storm trap is underground which makes the space above the ground useable, allowing two uses for one space. For example, at MECCA, the area above where the storm trap is will be used as a parking lot.

Retail, office and medical space remodeling and construction projects can either be a smooth undertaking or a huge headache depending on what General Contractor you choose. Things can quickly turn for the worse if you select a company who has poor communication or if they fail to understand your goals and the important aspects particular to your business. The lowest bid may not be the best value. These four tips will help you choose the right commercial contractor to insure your business’s project will be successful and worry-free.

Find Reputable Candidates

A General Contractor supervises the construction of the project and therefore must be knowledgeable, easy to communicate with, responsive, and professional. You can find reputable commercial general contractors through word of mouth, from print advertising or on the Internet. It is crucial you thoroughly screen each candidate. Ask how long the company has been in business and if they have experience doing the kind of work you need. If you are planning a renovation in an office that will remain open, be sure to ask if the contractor has experience working in occupied spaces to insure they will provide minimal interruption of your business. If you don’t have plans yet for your project, you may want to look for a General Contractor who provides Design-Build services. This can save you time and money.

 Check Credentials Carefully

You will need to call at least three references from previous clients. Ask the references if they were happy with the company and if there was open communication. Be sure to ask for a copy of the General Contractor’s license and see if they have been involved in any lawsuits or had disciplinary action taken against them by their licensing body. Searching the Secretary of State’s website is an excellent resource for this. Request a copy of the contractor’s insurance and make sure it is adequate–it should at a minimum include liability and workers compensation insurance. In these times it is wise to ensure the company is financially strong and pays its bills on time by obtaining a business credit report such as one from Dun & Bradstreet.

Interview the General Contractor

Start the communication process by interviewing the General Contractor. Ask how the project will be supervised. Will there be a Superintendent on site full time or as needed? Ask how the contractor will communicate the status of the projects and determine, for instance, if you would want weekly updates via email, or phone, or on site meetings. And be sure to discuss permitting time frames and issues in advance because the time it takes to obtain permits from governmental bodies can fluctuate widely.

Don’t be fooled by the lowest price

Once you have narrowed down the list of General Contractors, then it’s time to ask your candidates for an estimate for your project plans. Make sure that all General Contractors are given the same plans, specifications, time frames, and requirements. In this economy, most commercial construction companies have remained competitive by reducing their profits. The one company with a much lower estimate may be reducing the price by using substandard materials or knowingly omitting requirements only to hike it up later with change orders, so make sure all bids are covering the same things.

By following these simple tips, you can have a successful, stress-free remodeling project for your retail, office or medical space.

Chicago, however, presents an entirely new market. Gyu-Kaku’s concept is fairly straightforward for those familiar with Japanese hibachi restaurants, where chefs prepare meals on a flattop grill for an audience of hungry customers, except that yakiniku restaurants like Gyu-Kaku leave the cooking to the customer.

Every table is equipped with a small grill where customers order a selection of grillable delicacies to prepare and enjoy at their own pace. Of course, Gyu-Kaku and G2 wanted to be sure the facility would receive a warm welcome from the crowds in Chicago, so no detail was overlooked throughout the four-story, 10,243-square foot building. G2 outfitted the restaurant with special blackiron ducting at every table, a total of three kitchens and a 100- ton cooling system to maintain an efficient and comfortable environment.

Construction managers, often called general contractors or project managers, coordinate and supervise a wide variety of projects, including the building of all types of residential, commercial, and industrial structures, roads, bridges, powerplants, schools, and hospitals. They oversee specialized contractors and other personnel. Construction managers schedule and coordinate all design and construction processes to ensure a productive and safe work environment. They also make sure jobs are completed on time and on budget with the right amount of tools, equipment, and materials. Many managers also are responsible for obtaining necessary permits and licenses. They are often responsible for multiple projects at a time.

Construction managers work closely with other building specialists, such as architects, engineers, and a variety of trade workers, such as stonemasons, electricians, and carpenters. Projects may require specialists in everything from structural metalworking and painting, to landscaping, building roads, installing carpets, and excavating sites. Depending on the project, construction managers also may interact with lawyers and local government officials. For example, when working on city-owned property or municipal buildings, managers sometimes confer with city council members to ensure that all regulations are met.

For projects too large to be managed by one person, such as office buildings and industrial complexes, a construction manager would only be in charge of one part of the project. Each construction manager would oversee a specific construction phase and choose subcontractors to complete it. Construction managers may need to collaborate and coordinate with other construction managers who are responsible for different aspects of the project.

To maximize efficiency and productivity, construction managers often use specialized cost-estimating and planning software to effectively budget the time and money required to complete specific projects. What Do Construction Managers Do?

It’s good news for US contractors this month. Construction materials cost are falling, but it’s not all positive – Construction contractors face a continuing cost squeeze, even though a key price index for construction materials dipped in October and showed only a moderate increase over the past year, according to an analysis of federal figures released today by the Associated General Contractors of America. Association officials warned that recent and announced price increases may threaten the survival of some contractors.

“Although several materials retreated in price last month, prices in the past year have still outpaced the tiny increases in contractors’ bids,” said Ken Simonson, chief economist for the construction trade association. “In addition, some of the price drops have already reversed, or will soon, leaving contractors who have already submitted bids vulnerable to losses.”

The producer price index for inputs to construction—covering materials that go into every type of project, plus items consumed by contractors such as diesel fuel—decreased 0.4 percent in October, following increases of 0.9 percent in both September and August. The index climbed 2.0 percent in the 12 months ending in October. Meanwhile, the indexes that reflect what contractors would charge for their work were largely unchanged and mostly rose less than materials costs over 12 months—1.0 percent for industrial buildings, 1.4 percent for new office construction, 1.5 percent for schools, and 2.6 percent for new warehouses.

Simonson said prices for essential construction materials were mixed in October. The price index for diesel fuel rose 2.3 percent in October and 12.6 percent over 12 months. Prices for copper and brass mill shapes climbed 2.8 percent in October and 4.7 percent year-over-year. In contrast, the index for steel mill products dropped 1.9 percent for the month and 8.5 percent for the year. The index for lumber and plywood shrank 1.8 percent in October but was 6.2 percent higher than a year ago. Indexes for gypsum products and insulation materials both fell 0.7 percent for the month but rose relative to October 2011—by 14.1 percent and 5.5 percent respectively.

“Many of these price changes appear to be short-term,” Simonson commented. “While retail diesel prices have dropped 15 cents per gallon in the past three weeks and copper futures have declined, steel, gypsum and even concrete suppliers have announced hefty price hikes for December or January. As a result, contractors who have already bid to install these materials at fixed prices may be headed for losses, and even bankruptcy.”

Association officials said declining public investments in infrastructure and businesses’ reluctance to commit to investments in the face of the “fiscal cliff” are forcing contractors to keep bids low. “With so few projects to bid on, contractors are offering their services with little or no margin to cover materials costs,” said Stephen E. Sandherr, the association’s chief executive officer, noting that recent Census Bureau data showed a 4.2 percent drop in public construction spending and a slackening in the growth of private nonresidential construction between September 2011 and September 2012. “Congress and the administration have to find a way to avoid the catastrophic increases in taxes and cuts in infrastructure spending that threaten many construction firms and risk putting their employees out of work.”

Construction materials cost coming down in USA

Under normal circumstances, construction businesses could be justifiably optimistic about the future of the industry. After all, various leading indicators have been trending higher, including the Architecture Billings Index (ABI), which exceeded the key 50 level for five consecutive months before dipping two points in April (48.4) and another three points (45.8) in May. The ABI successfully predicted a dip in construction spending between the fourth quarter of 2011 and the second quarter of 2012. Although the period of decline may be ending, the May reading suggests vigorous recovery remains improbable.

The monthly Index of Leading Economic Indicators, which focuses on the future performance of the broader economy, has been up for six of the past seven months, signifying continued economic expansion is the most likely outcome heading toward 2013. Other indicators are similarly upbeat. The nation added more than 1.8 million jobs during the past year (through April), and the second quarter of 2012 represented the 12th consecutive quarter of economic growth in America.

U.S. manufacturing has expanded for 33 consecutive months based on the Manufacturing ISM Report on Business. American consumers remain active, with retail sales growing at a 6.4 percent pace during a recent 12-month period (though that represents the slowest year-over-year growth in retail sales since August 2010). Additionally, consumer credit surged by $21.4 billion in March 2012, the second consecutive meaningful monthly increase.

In other words, regarding the economic outlook, Americans are both producing and consuming more output. Remarkably, despite a sea of troubles abroad, U.S. exports expanded 2.9 percent in March, a fourth consecutive monthly gain. On a year-over-year basis, exports are up 7.3 percent.

Monetary policy also remains accommodating. The Federal Reserve has effectively guaranteed low interest rates into 2014. Mortgage rates remain at near record lows, helping spur a degree of improvement in the nation’s housing market. The pace of residential permitting has been on the rise, expanding nearly 24 percent between March 2011 and March 2012, according to the U.S. Census Bureau.

All of this positive economic momentum has contributed to a stabilization of nonresidential construction. According to Census Bureau data, nonresidential construction spending has been roughly flat in recent months, though a number of key segments have been performing well. Thanks to rebounding industrial production, construction related to manufacturing has risen nearly 40 percent during the past year. Construction related to power plants is up nearly 20 percent, and spending on commercial construction is up nearly 9 percent relative to a year ago. Health care-related construction is up 5 percent primarily due to a combination of public policies and demographics.

McGraw-Hill’s Dodge Momentum Index has been trending higher in all but two months since July 2011. This relatively steady upward movement suggests “construction spending put in place for nonresidential buildings should begin to move in a more consistently positive direction during the second half of 2012.” However, the period immediately thereafter should concern contractors the most. Financial markets and other leading indicators are strongly suggesting 2013 will be a turbulent year.

Threats to Future Performance
Potential hazards in 2013 are virtually too numerous to name, but include falling stock prices, Iran, Greece, Spain, North Korea, Italy, the imminent federal spending sequester, the scheduled end of the Bush tax cuts and the payroll tax cut, another debt ceiling showdown, student debt, foreclosures and tight credit. The implication is that 2012’s economic progress may not be repeated in 2013 absent the resolution of several sources of uncertainty, including those originating in Brussels and Washington, D.C.

Until recently, many contractors have experienced growing backlog, not surprising given three years of economic recovery. But unless some resolution occurs regarding U.S. budgetary issues and Europe’s debt crisis, recovery will not persist through 2013. Eventually, economic weakness will translate into diminished construction volume.

In turn, nonresidential construction margins would begin to shrink again. Margins have been on the mend since nonresidential construction began stabilizing after the 2008 financial crisis. Anecdotal evidence suggests contractors have been passing along a larger share of materials cost increases to project owners, a symptom of economic rebound. But if backlog begins to shrink again, pricing power would be compromised as decreasingly busy contractors begin to chase work more aggressively.

Another implication is re-accelerating firm failure. Already, many firms have disappeared and even more have downsized. Nonresidential building construction reached its zenith in 2008 at $438 billion, but then fell to $376 billion in 2009 and collapsed to $278 billion in 2011. Market healing has scarcely begun and already contractors are faced with the possibility of another series of setbacks.

Looking Ahead
If Congress acts expeditiously to create more certainty in tax and budgetary policy, and if Europe somehow manages to resolve issues in Greece and Spain, 2013 could be a period of ongoing recovery.

Importantly, some elements of the U.S. economy are on the move, including the resurgent nuclear power, information technology and automotive industries. Moreover, with Europe on its heels, investment capital likely will flow quickly to America. The key is how that capital will be utilized. If it simply buries itself in U.S. treasuries, the positive economic implications are relatively minor. Interest rates are already low and further declines in the cost of borrowed money may not engender a significant amount of net new economic activity. However, if the money flows into real estate, energy production, and research and development, the impacts could be substantially positive, including for corporate profitability.

This could lead to acceleration in nonresidential investment too. America has many unfulfilled needs—including better roads and transit options, cleaner energy, more cutting-edge medical technology and faster broadband speeds—each of which involves nonresidential construction.

FALLS ARE THE LEADING CAUSE OF DEATH IN CONSTRUCTION. In 2010, there were 264 fall fatalities (255 falls to lower level) out of 774 total fatalities in construction. These deaths are preventable.

Falls can be prevented and lives can be saved through three simple steps:

• Plan
• Provide
• Train

This is part of OSHA’s nationwide outreach campaign to raise awareness among workers and employers about the hazards of falls from ladders, scaffolds and roofs. The educational resources page gives workers and employers information about falls and how to prevent them. There are also training tools for employers to use and posters to display at their worksites. Many of the new resources target vulnerable workers with limited English proficiency.

We invite you to join in this effort by helping to reach workers and employers in your community with the resources you find on this site. OSHA will continue to add information and tools to this page throughout the year.

OSHA has partnered with the National Institute for Occupational Safety and Health and National Occupational Research Agenda (NORA) – Construction Sector on this nationwide outreach campaign to raise awareness among workers and employers about common fall hazards in construction, and how falls from ladders, scaffolds and roofs can be prevented and lives can be saved. Here’s how:

PLAN ahead to get the job done safely
When working from heights, such as ladders, scaffolds, and roofs, employers must plan projects to ensure that the job is done safely. Begin by deciding how the job will be done, what tasks will be involved, and what safety equipment may be needed to complete each task.

When estimating the cost of a job, employers should include safety equipment, and plan to have all the necessary equipment and tools available at the construction site. For example, in a roofing job, think about all of the different fall hazards, such as holes or skylights and leading edges, then plan and select fall protection suitable to that work, such as personal fall arrest systems (PFAS).

PROVIDE the right equipment
Workers who are six feet or more above lower levels are at risk for serious injury or death if they should fall. To protect these workers, employers must provide fall protection and the right equipment for the job, including the right kinds of ladders, scaffolds, and safety gear.

Different ladders and scaffolds are appropriate for different jobs. Always provide workers with the kind they need to get the job done safely. For roof work, there are many ways to prevent falls. If workers use personal fall arrest systems (PFAS), provide a harness for each worker who needs to tie off to the anchor. Make sure the PFAS fits, and regularly inspect all fall protection equipment to ensure it’s still in good condition and safe to use.

TRAIN everyone to use the equipment safely
Falls can be prevented when workers understand proper set-up and safe use of equipment, so they need training on the specific equipment they will use to complete the job. Employers must train workers in hazard recognition and in the care and safe use ladders, scaffolds, fall protection systems, and other equipment they’ll be using on the job.

OSHA has provided numerous materials and resources that employers can use during toolbox talks to train workers on safe practices to avoid falls in construction. Falls from ladders, scaffolds and roofs can be prevented and lives can be saved through three simple steps: Plan, Provide and Train.

Builders began work on 872,000 new homes – at a seasonally adjusted rate – in September. That’s an increase of 15 percent from August in Home Construction.

Applications for building permits, a sign of future construction, jumped nearly 12 percent to an annual rate of 894,000, also the highest since July 2008.

Construction activity is now 82.5 percent higher than the recession low hit in April 2009, but still below a healthy 1.5 million rate.

New home building has an important ripple effect on the economy as new construction jobs are created.  Once the home is built the economy gets another boost from furniture and appliance purchases.

This sector of the economy is still working its way up from a deep hole and the weak link for the economy remains jobs.

“Any doubts about the housing market coming back should be erased with the strong improvement in construction,” economist Joel Naroff said in an email.

The Federal Reserve’s actions to keep interest rates low makes this a great time to buy for people who have cash, a job and are able to get a loan if they need one.

Dealing With Plumbing Issues

G2 Builders | Winter Inspection

Now is an ideal time for a winter inspection since the summer soil shrinkage has passed and soil expansion from spring showers has not yet occurred. You can check your home’s structural integrity yourself or hire a professional to do it for you. To perform the maintenance check yourself, you will need a laser level, graph or plain paper and a pencil.

Draw Your Home’s Footprint. Make a basic sketch of the outline of your home using a computer drawing program, graph paper or plain paper. Be sure to indicate doors and windows.

Inspect Your Doors and Windows. Whenever an opening is cut or created in a wall, such as a door or window, it becomes the weakest point in the wall. Because of this, doors and windows often display the first signs of settlement. Three common observations to look for include: 1) gaps between the frame and door or window, 2) cracks extending from the corners of doors or windows, and 3) the separation of a door or window from the framing or exterior finish. You can also check for misalignment by opening and shutting doors and windows to see that they are operating properly and that they lock or latch properly too. Note any of these signs on your sketch.

Check Your Floor. Walk through your home and note any abrupt changes in the floor such as cracks, sudden drop offs or rises. You may even notice the floors dropping and separating from walls, forming a gap between the floor and the wall.

Another way to check if your floors are sloping is to take a gas or laser level and set it on the floor of the main level pointing toward the walls. Measure the difference between the laser line and the floor on one side of the room and compare it to the distance between the laser line and the floor on the opposite side of the room. Make a note of any differences on your sketch.

Check Your Walls and Ceilings for Cracks. Cracks in drywall throughout the house are a good indicator of settlement and may be more obvious in the uppermost levels of your house. Look for these common signs and note them on your drawing: 1) drywall cracks extending from the corners of doors and windows 2) cracks that follow drywall seams 3) drywall tape buckling, pulling or ripping. Note on your sketch the direction, width and severity of the cracks.

Check Your Interior Foundation Walls. In this step, look for cracks on the interior of your crawlspace foundation walls or basement walls. On basement and foundation walls built of concrete block, horizontal cracks and cracks that form stair-step like patterns along the mortar lines are common and a sign of settlement; however, for basement walls constructed of poured concrete, vertical cracks are more common.

Inspect the Exterior of Your Home. Finally, walk around the outside of your home and visually look for any shifting, sinking or other movement, especially around chimneys and patios. Since most chimneys are built on a foundation not connected to the house, they are at a greater risk for settlement and will separate away from the home.

In brick homes, stair step cracking along the mortar lines is a common sign of foundation settlement. As the home settles further, vertical cracks may widen, indicating that the wall is rotating outward.

The early stages of a construction project are often the most important, as the decisions made during this phase will determine many important aspects of the overall plan. Typically, the pre-construction phase will determine the objectives, time frames, costs, procedures, as well as many other logistical issues, as well as conceptual preparations. While this process can vary from project to project or depend on variables like time or budget, there are a few basic elements which contractors and their clients alike can expect to encounter during the pre-construction phase of any project.

During this phase, architectural design and blueprints will be determined and prepared. Architectural characteristics will be affected by the client’s desires and needs, recommendations from those actually handling the construction project, and by what the site will allow. This stage will include a survey of the site, as this is important in determining the best design for the structure. It will also ensure ADA compliance, identify potential access issues, and determine mechanical, electrical, and plumbing arrangements. These aspects will be finalized with the approval of the client. Communication between client and contractor during this stage is very important in ensuring both an efficiently completed and satisfactory project.

Another important part of this phase is to obtain and/or review any necessary building permits. Once the necessary permits are identified, requests and associated paperwork should be completed and submitted as earlier in this phase as possible as delays can happen for any number of reasons. Furthermore, getting building permits out of the way early will prevent legal complications from interfering with or interrupting the project later down the road, thus keeping construction on schedule and avoiding possible fines or legal action.

Pre-construction is also the time for establishing basic time frames. Building a flexible but detailed schedule should be a priority. The schedule will depend on the scale of the project, availability of materials, budget, and other factors. Routine inspections, which will ensure site safety, should also be periodically included in the schedule. While the schedule should be detailed, it should also factor in delays. Inclement weather, holidays, unexpected accidents or site problems, and other issues can arise, and a flexible schedule can help account for these possibilities. A reputable company will certainly take this into consideration during the pre-construction phase.

An equally important part of this phase is the formation of the budget. This includes the cost of obtaining materials and supplies, building permits, any standard or special equipment, contractor wages and fees, and other general costs. Additionally, while planning the budget it is important to consider and plan for possible money-saving alternatives. Keep in mind, however, that in the long run having access to quality materials and contractors is more important than saving a few dollars. Cutting too many financial corners could easily result in an unsatisfactory final product.

In short, the pre-construction phase is a vital part of any construction project, be it commercial, residential, large-scale or small. This stage will include a surveying of the site, the formulation of plans, obtaining necessary permits, and the formation of both time frames and the budget. If carried out by a competent construction company, it can save the client both time and money while guaranteeing a satisfactory job done.

One of the greatest assets of a quality General Contractor, or any building contractor for that matter, is a clear clarity of purpose. Without a purpose, or without a target, efforts are inefficient, success is unverifiable, and team members flounder and waste time not knowing exactly what they should be focusing on. For any Contractor to survive today in this risky economy, clarity of purpose is extremely necessary, and even though the market may not be clear as to what area of construction will be profitable, there are some basic tools which need to be in any contractor’s toolbox in order succeed and have clarity wherever the market may lead. A successful contractor needs to develop, incorporate, and maintain three basic skill sets in order to survive. Those skill sets are: Construction, Communication, and Controls. Sounds simple and obvious, but unfortunately, for many remodel or new construction contractors, it’s not so simple.

To most, the element or skill set of “Construction” may seem a no-brainer for one wanting to make it in the competitive field of construction contracting. Yet, many times, and much to the dismay of the client, the lack of construction skill by a Contractor only becomes apparent after much money has been spent. It’s usually after the project is finished and things begin to fall apart or leak, the unsuspecting client only then finds out the Contractor had limited expertise and knowledge of proven construction methodology. Truly successful, long-term construction companies all bear the same distinct mark and feature…they all have a quality management team carrying a collective high level of experience in the building trades, and especially with a journeyman’s skill level in basic carpentry. One cannot emphasize how critical it is in understanding basic building concepts, project scheduling, and materials use and application. While I know some construction companies which are run by managers or “estimators” who have never actually hands-on built anything of substance themselves, somewhere within the “successful” company, someone has to know first-hand how things are built in the real world. Just as any skill, construction knowledge and expertise can be improved by use or training. Getting out of the office and into the field with some actual hands on time or even observation works wonders for stagnating construction knowledge and skills. Simple training like reading periodicals of handbooks, taking classes, or attending seminars or conferences needs to be an ongoing commitment and priority of the company if one wants to stay on top in these uneasy days.

The element of “Communication” also seems obvious as a critical Contractor skill, but it is often one of the most understated, most underrated, and most under skilled tool in the toolbox. When the ability to communicate clearly, quickly, and authoritatively is lost, a once busy quality Contractor over time becomes a has-been contractor just trying to hold its head above water. Simply and bluntly, one of the main reasons a company loses its edge and competitiveness is that a company becomes (or was) poor at communicating (and listening), which in turn causes them over time to become known by projects marked with confusion, misunderstandings, wishy-washy direction and promises, and declining performance and quality. All of these issues of course translate into wasted money and cost overruns. While a great “Construction” skill set might have gotten a building contractor in the door of the building trade and marketplace, and helped them produce some stellar quality projects, the lack of “Communication” skill will eventually and silently catch up to them . Lack of communications skills will de-rail anyone over time into a second place status, and force them into a state of expending great energy and monies constantly looking for new clients and new locals who have not experienced or “heard about” their confused management team, or their less than stellar project history.

The third element of a successful Contractor is “Controls”…or systems of monitoring, tracking, risk management, communications, project and quality control, evaluation, etc. In the “old days”, believe it or not, a house was actually built without computers, without cell phones, without email, and without high tec methodologies or gadgets…and yet still had quality, durability, and profitability. Today, modern contractors have no excuse. Modern contractors have at their disposal a vast array of technological tools to assist them as the projects get more complex, as construction schedules get more compressed, and as material and labor costs skyrocket while the Client’s money gets tighter and tighter. Controls are not necessarily technological, but new technological tools must be a part of the contractor’s tool box if he wants to be competitive and relative. Computerized estimating, budgeting, tracking, communication, scheduling, and invoicing are but a few of the teckie new tools one needs to even “look” competent in today’s marketplace. Controls are also simple things like an experienced and solid project manager who excels in people skills while without mercy, keeps his foot on the gas, constantly monitoring the gas gage. Keeping control of subcontractors and their scopes of work, keeping control of the schedule, and keeping control of the information exchange is absolutely a skill set any Superintendant or Project Manager must have and use. Another area of control…the control of project quality (QC) will only rise to the level of the expectation and experience of the General Contractor, and unfortunately, some contractors have limited or no experience with high-level quality or finish, and thus expect and allow less quality construction to be performed and accepted. If one wants to compete in the construction field where the ability to deliver top of the line “award-winning” quality finish projects is a pre-requisite for even being considered to look at a project, one has to have the experience in order to know what level top design Architects and Clients are looking for, in order to be able to deliver that quality on time and budget, and to have at least some kind of portfolio to provide just to get into the door of consideration. Controls, or the abilities and tools to control the various aspects of projects from safety to accounting are invaluable and the more control tools in toolbox, along with the skilled use of such are a necessity if one wants to be a Contractor who has a great long running reputation. Without controls, the project will speak for itself, and speak loudly this Contractor may be a great carpenter, but a lousy businessman or reckless and loose keeper of the Clients time and money.

Green buildings present the same budgeting challenges that conventional buildings do, but with some added twists. For example, since sustainability is a main objective, how do you decide which sustainable features should get special consideration? A popular approach is to get the most “bang for the buck” by incorporating as many low- or no-cost green construction measures as possible or, for LEED® projects, to earn the most credits at the lowest cost. Sometimes, however, in order to highlight a particular green feature, a bit of “conspicuous conservation” may be employed—even if it’s not the most cost effective strategy. Also, there’s the question of which rating system, if any, will be used, and what rating level should be the goal? Funding and financing are often tied to specific rating systems and levels, so this will factor into the choice. The challenge is to find a balance between lower initial costs vs. long-term savings, all the while striving for the greenest building and staying within the budget. After all, what good is a green building if it can’t be built?

Estimators are well suited for being part of a green construction team. Building involves architects, engineers, and other skilled professionals—all vital to the process—but when it comes to determining cost, the task falls not to architects, engineers, economists, or accountants, but to estimators. This often requires the estimators to work with other building professionals in order to distill all the facets of building down to the bottom line. With green building, the group of professionals is expanded, and the scope goes beyond human capital, to include earth capital as well.

Estimators should be brought into the design process as early as possible to help the designers decide which green strategies (or LEED points) are most cost effective. The cost of mechanical, plumbing, and site work systems tends to be influenced more by green attributes than other building components. Some material and product selections start much sooner than they would with conventional buildings, to assure that the sustainable preference for using locally sourced materials is met. Therefore, the estimator will be called in to obtain actual quotes sooner. As a consequence, cost estimates on green buildings are often more detailed and accurate earlier on in the process than with conventional buildings.

When working on LEED projects, cost estimates are required in order to determine eligibility for specific credits. To earn credit in the Material Reuse category, a percentage is required to document the amount of salvaged, refurbished, or reused materials. To find the percentage, the cost of the reused materials is divided by the cost of all the materials on the project. The quotient will determine if that requirement is met for the credit. The quotient method is used to determine if the requirements for other LEED credits have been met, as well.

For Recycled Content credits, a percentage of recycled content (postconsumer recycled content plus one-half of the pre-consumer content) is required, based on the cost of the total of the materials in the project. The recycled content value of a material assembly, however, is determined by weight. The recycled fraction of the assembly is multiplied by the cost of the assembly to determine the recycled content value. Post-consumer material is defined as waste material generated by households or by commercial, industrial, and institutional facilities in their role as end-users of the product, which can no longer be used for its intended purpose. Pre-consumer material is defined as material diverted from the waste stream during the manufacturing process. Excluded is reutilization of materials such as rework, regrind, or scrap generated in a process and capable of being reclaimed within the same process that generated it.

In the Regional Materials section, a percentage of building materials or products extracted, harvested, or recovered, as well as manufactured, within 500 miles of the project site (based on cost) is required for these credits. If only a fraction of a product or material is extracted, harvested, recovered, or manufactured locally, then only that percentage (by weight) will contribute to the regional value. In the Rapidly Renewable Materials section, credits require a percentage of the total value of all building materials and products used in the project, based on cost, be derived from rapidly renewable materials (made from plants that are typically harvested within a ten-year cycle or shorter). Under the Certified Wood section, a percentage of wood-based materials and products in wood building components must be certified in accordance with the Forest Stewardship Council’s (FSC) principles and criteria. These components include, but are not limited to, structural and general dimensional framing, flooring, subflooring, wood doors, and finishes. The specific percentages required for these credits depend on the LEED system and rating level that is being sought. Mechanical, electrical, plumbing components, specialty items, and equipment are not included in the calculations, and only materials permanently installed in the project are included. Furniture may be included, depending on the LEED rating system used and the level sought.

Methods

Characteristics

Green buildings can yield many benefits. Choosing to go green benefits the environment and your bottom line. Being environmentally friendly can maximize energy savings while minimizing your energy footprint. Buildings in the U.S. accounted for 39 percent of total national energy use, 12 percent of the total water consumption and 68 percent of total electricity consumption, according to a study conducted by the Environmental Protection Agency in 2009. Green buildings are more than just new construction. They are structures that efficiently use energy, improve employee productivity and reduce their environmental impact.

Steps to take:

1. Gather the raw data. Use information from utility companies to gauge your water, electricity and sewer consumption. Document data from all energy sources. Assemble information such as energy bills and meter readings. Compile information on a regular basis and from as long ago as possible. For example, Energy Star recommends you compile at least two years of monthly data.

2. Define your success parameters. Currently, there is not an overall standard for assessing green building performance. Use widely accepted governmental benchmarks for green building such as Leadership in Energy and Environmental Design (LEED) or Energy Star standards to see how your building stacks up.

3. Establish a baseline. Select a base year. Use the most complete sets of data available. Determine normalizing factors, including climate, fuel choice, hours of operation, building size and energy cost. Publish these results within your company.

4. Benchmark your performance. Take into consideration historical data, the industry average, best-in-class performers and best practices. Track these performances over time. Conduct surveys within the company and industry-wide to identify energy-use leaders.

5. Analyze the data. Compare your performance with all available benchmarks to see how the building ranks environmentally. Identify peaks and valleys in energy usages. Get expert opinions from sources such as lighting, heating and utility experts.

6. Evaluate the data. Generate a detailed report noting specific steps that can be implemented to reduce power consumption. Estimate the added savings of proposed changes. Suggest identified best practices. Similarly, estimate the costs associated with the additions. Isolate high-cost energy drains and eliminate them, if possible.

More than 11 million construction workers in the U.S. build, repair and demolish roads, bridges and buildings under highly hazardous conditions, according to a 2009 report by the National Institute for Occupational Safety and Health (NIOSH). While construction workers comprise 8 percent of the workforce, they are involved in 22 percent of workplace fatalities. The construction workplace is wherever the worker performs the job, including outdoors, indoors, high places, confined spaces and environments where workers are exposed to dangerous machinery, heavy equipment, chemicals, noise, traffic and other hazards.

Steps to take to reduce injuries in construction:

1 .Evaluate and implement safety plans using professional consultants and resources. The Occupational Safety and Health Administration (OSHA), an office of the U.S. Department of Labor, provides resources, safety signs and literature and training designed for workers and employers in the construction industry. For instance, OSHA provides guidelines and training for the use of scaffolding by construction workers and regulations for handling hazardous materials.

2. Provide safety and skills training, including the use of equipment, proper lifting, working at heights, responding to hazards and other skills used in the construction industry. OSHA provides industry-specific training, guidelines and assistance complying with workplace safety laws and regulations. Trained employees are prepared for different work environments and equipment, and they understand the importance of injury prevention.

3. Institute plans for consistent inspections of the machines, equipment and tools used by workers. Plans should include preventive maintenance, repair and replacement and instructions to workers for how to handle problems.

4. Implement safety regulations and require all employees to follow the regulations at all times, including reporting hazards, wearing safety clothing and equipment and proper use of equipment.

5. Post safety regulations and warnings for a multilingual workplace where workers see them frequently. These safety notices should include Material Safety Data Sheets for all chemicals, according to the NIOSH.

6. Provide clean, secure toilet facilities and allow workers to use them at will. Workers who wait long periods to use toilet facilities are more prone to workplace injuries, according to the NIOSH.

7. Collect and evaluate information on workplace injuries to make necessary changes, such as additional training and improved equipment.

8. Maintain a culture of safety by providing printed safety manuals, consistently using safety language and terms, building safety skills and requirements into all job descriptions, adopting zero tolerance for violations, requiring supervisors to place safety above productivity and assigning a committee to oversee the workplace’s safety plan.

Illinois Design-Assist Firm, G2 Builders was chosen to build Mecca’s future Islamic center on a 4.7-acre site, purchased in December 2007, and located at 16W560 91st Street in Willowbrook, Illinois. The following video was taken at the ground-breaking ceremony on July 19th 2012.

The project is to include a Mosque, a gym and classroom facilities, in addition to the parking lot. The project is designed to be built in 2 phases, starting with the Mosque. The overall project provides the followings facilities:

Masjid:
It will include a main Prayer Hall, in addition to a library and meeting rooms.

School:
The School will include eight classrooms and a school administrative office, as well as other amenities.

Other Facilities:
A main foyer will connect major elements of the building and provide the master entrance to the Mosque.

•     A Gym to be used by the Youth.
•     The center will have administrative offices and a conference room.
•     There will also be plenty of green space and parking around the facilities.

Cost of Phase I:
The preliminary projected cost for the first phase is $8.4M, which will include the Mosque, gym and its related facilities.

Design Assist is the procurement method by which, prior to completion of design, a construction contract may be awarded on a best value basis pursuant to which a contractor provides design assistance to the architect or engineer of record through a design professional separately retained by the contractor.

Establish team administration procedures:

G2 Builders in collaboration with the owner and the architect will adapt Project management and General Construction Procedures. The procedures will serve to ensure the proper gathering and dissemination of all pertinent project information including: human engineering, design and construction phasing schedules, cost estimates, project budgets, cash flow forecast, value management analysis and team organization. These procedures enhance G2s ability to review past actions, define project goals and create project strategy.

 Provision of project manual:

G2 Builders will prepare and maintain a project manual which is distributed to all key members of the team, which includes: budgets, estimates, preliminary schedule, cash flow projections, “to do” lists, and team administration procedures.

Preliminary evaluation:

G2 will develop and provide periodic estimates of construction costs to enable a preliminary evaluation of the building program and project budgets. G2 Builders will at all times work with the architect and owner to develop and propose cost reduction strategies.

Establishing phasing strategy:

G2 Builders will review the total building program and identify critical construction phases based upon the owner’s needs, agency approvals, design status, financing and internal operation. G2 works with the owner and architect to examine the feasibility of starting work prior to completion of contract documents. G2 identifies at the earliest stages of the project the particular phases of utility work, site work, footing and foundation work and long lead items which may be undertaken. This type of project delivery is referred to as “Fast Track”. A phased bid schedule is established with the concurrence of all team members. This schedule establishes the activities of each team member and the corresponding items for activity completion in order to ensure that the bid schedule can be maintained.

 Review progress of design documents:

Throughout the design phase G2 Builders will review the status of the design with the architect and engineers for compliance with the established design schedule and budget. The project budget and subsequent estimates are based upon the mutually agreed-upon schedule. G2 Builders will recommend to the owner/architect, selection of materials, building systems and methods of project delivery. Recommendations will be provided on relative feasibility of construction, availability of materials and labor, and time requirements for procurement, as related to overall project costs.

Conduct manufacturer’s seminars:

Where appropriate and/or necessary, G2 Builders will arrange for seminars to be conducted by various manufacturers to familiarize the owner/architect with the systems and products under consideration. If appropriate, travel to a production facility or manufacturing plant may occur.

Value management comparisons of alternate systems:

During design, G2s staff, will review the proposed design from the point of construction to identify alternatives and to provide comparative costs of systems, materials or equipment which may be more cost effective.

Provide cost control:

G2 Builders provides and maintains a cost control system which will be used throughout construction to identify all cost categories and compare budgets to actual costs. This “Budget Variance Report” is updated and reviewed by the construction team on a monthly basis both prior to and during the construction process.

Provide final document review:

G2 Builders will review the design documents to ensure that all items specified can be competitively bid. Prior to the bidding phases, a thorough review of the construction documents is performed to identify and eliminate possible gaps between the various bid packages, omissions or conflicts in the drawings and specifications. In addition, G2 will recommend the separate work categories which will provide the best competitive bid packages from the local subcontractors.

Identify long lead time material and equipment purchases:

G2 Builders will identify, recommend for purchase and expedite the procurement of materials and equipment which require long lead time in order to ensure delivery of items when needed in the construction.

Prepare preliminary “cash flow” projections:

G2 Builders will prepare “cash flow” projections based upon the required construction schedule to assist the owners in determining cash requirements.

Solicit competitive bids:

• G2 Builders will solicit bids for the various work categories. This will consist of:
• Evaluating the labor and contract markets to establish the optimum methods and times for bidding the work categories;
• Preparing a subcontractor’s list of qualified bidders for the various work categories, with the emphasis on gaining the maximum interest of local subcontractors;
• Conducting pre-bid conferences with the prospective bidders to restate the various requirements and to answer questions;
• Assist in the preparation of addenda required during the bidding process;
• Actively solicit the interest of a sufficient number of subcontractors for the work categories in order to provide good bidding competition; and
• Receive bids and evaluate them with the owner and architect. The apparent low bidders are interviewed to determine the validity and completeness of their proposals. G2 will prepare a list of recommended contractors for each category of work for the owner’s review and final approval.

 Prepare construction contracts:

G2 Builders will prepare and issue the subcontracts, purchase order documents and notices to proceed for each category of work. G2 will conduct pre-construction conferences with the successful bidders in each work category to discuss procedures, scheduling and equal employment opportunity programs. G2 will prepare minutes of these conferences for distribution to all parties in attendance.

What To Look For When Hiring A Construction Company

Construction spending up 0.3 percent

U.S. builders increased their spending on construction projects for a second month in April. A pickup in home construction and commercial projects offset a fifth consecutive decline in government spending.

Construction spending rose 0.3 percent in April, matching an upwardly revised 0.3 percent March gain, according to data released Friday by the Commerce Department.

The consecutive gains pushed spending to a seasonally adjusted annual rate of $820.7 billion to March. That is 7.6 percent above a 12-year low hit in March 2011. Still, the level of spending is roughly half of what economists consider to be healthy.

Residential construction rose 2.8 percent in April, the best showing in six months, to an annual rate of $256.1 billion. Recent data shows that housing has stabilized after years of weakness following the collapse of the housing boom.

Sales of new homes rose 3.3 percent in April to a seasonally adjusted annual rate of 343,000 units, the second highest level in two years. But the sales rate is still just half of the level that economists consider a healthy sales market.

Builders have grown more confident since last fall, in part because more people are expressing interest in buying a home. In May, builder optimism rose to the highest level in five years, according to a monthly index compiled by the builders’ group.

Spending on office buildings was up 1.6 percent in April, while spending on commercial facilities, the category that includes shopping centers, increased 1 percent. Spending on hospitals and other health care buildings climbed 2.6 percent. Those gains helped cushion a small 0.2 percent dip in the overall nonresidential construction category, which edged down to an annual rate of $293.6 billion in April following a big 1.2 percent March increase.

Spending on government building projects fell 1.4 percent to a seasonally adjusted annual rate of $271 billion in April, the lowest level since December 2006. Federal construction was down 5 percent to $26.4 billion at an annual rate while state and local construction spending dropped 1 percent to a rate of $244.6 billion. Governments at all levels have been struggling to deal with huge budget gaps caused by the recession.

The economy grew at an annual rate of 1.9 percent in the first quarter. Residential construction added to growth.

Economists expect the economy is growing between 2 percent and 2.5 percent in the current April-June quarter. They predict roughly the same growth for the rest of the year.

Many analysts forecast that home construction will add to overall growth this year, the first time that has happened in five years. But the contribution is expected to be modest.

US Construction Spending up 0.3 Percent in April

Soldier Field, the oldest stadium in the NFL, is also the greenest. Along with NFL commissioner Roger Goodell, Mayor Rahm Emanuel announced Thursday that the home of the Bears is also the league’s first LEED-certified green building.

The stadium, built in 1924 and rebuilt from the inside in 2003, became the home of the Bears in 1971. According to the U.S. Green Building Council, the LEED certification will:

provide independent, third-party verification that a building, home or community was designed and built using strategies aimed at achieving high performance in key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.

The Bears have criticized Soldier Field for its terrible, terrible sod in the past, but at least it’s sustainably terrible sod.

Hopefully, the energy savings will be transferred directly to the Bears players. Devin Hester needs a shot of energy for a punt return in the fourth quarter? Brian Urlacher is exhausted after playing all game? Lovie Smith forgot to take his NyQuil and didn’t a get a good night’s sleep? Don’t worry. Soldier Field is to the rescue.

Architect and Builder Collaboration | G2 Builders

…and “traditional” is in quotes for a reason. This approach to the contractual structure, in which the architect and the builder (general contractor, contractor, constructor, etc) have separate and distinct contracts with the owner, is becoming more rare than traditional and that is too bad. Why? Here is the main reason.

Everyone gains when the architect’s primary responsibility is to the owner. More importantly, the project is the better for it. Example; if the architect is convinced that the building will better meet the owner’s requirements in terms of maintenance, operations, and performance by having, say, seamless welded flooring and flashed bases in the appropriate areas, then under the “traditional” contractual structure the architect is free –in fact, has the responsibility-to make the case for his conviction clear to the owner, supported by direct experience and examples.

If the architect is under contract to the builder, and the builder instructs the architect to specify vinyl tile and not to bring up any alternates to the owner for whatever reasons (cost, schedule, preference), then vinyl tile it is and the owner does not have the benefit of the architect’s insight and experience, and the project suffers. The owner clearly benefits from getting what he is paying for, and that is hearing all sides of the issue; performance, operations, even aesthetics-based on the architect’s experience and expertise, cost and schedule based on the builder’s project responsibilities. Advocates for the “design-build” approach will tell you that discourse occurs anyway, which may or may not be true depending on circumstances, but the balance of the consideration is weighted toward the builder and away from the owner.

I once had an owner say to me during a construction meeting, “When my architect and my builder agree, I know I am in trouble!”

Builders and architects are experts in separate but complementary fields; successful environments cannot be created without both of them. But there needs to be a balance, and that balance is best achieved through the “traditional” approach. The counter argument, that there is less friction and greater productivity if the owner deals with one entity, may be true. Yet the process of creating a building-a good one, anyway-is challenging and complicated, and there needs to be a balance of voices representing a broad range of expertise.

Something important is lost when the friction of substantive collaboration is sacrificed to the apparent expediency of “single-source” control. If that friction is heat with no collaboration, then you have the wrong team, not the wrong contractual structure.

Owners, especially public owners, need a full bag of tools to implement the construction programs of their agencies. Design-build is emerging as a must-have tool. When the design-build delivery method is chosen for the right project, owners start out on a path to success. Like most public owners, I measure project success by adherence to the scope, schedule, budget, and quality requirements of the project.

Design-build saves time and money for the owner, while providing the opportunity to achieve innovation in the delivered facility. Time and cost savings result from the ability of the design-build team to fast-track the project by overlapping the design and construction phases of the schedule. Because the public owner does not need to provide a full set of biddable construction documents, cost savings are also associated with design.

Even more importantly, design-build allows owners to avoid being placed directly between the architect/engineer and the contractor. Under design-bid-build, the owner takes on significant risk because of that position. The standards of professional due diligence on the part of the A&E industry do not provide the owner with perfect construction documents. Yet, voluminous case laws exist putting a significant burden on owners to warrant the accuracy of those imperfect documents to the contractor.

The gap between the legal standard for construction documents and the A/E professional standard for construction documents has been getting wider. Quite frankly, owners are tired of it. Design-build is a means to fix or avoid this gap. Design-build places the responsibility for design errors and omissions on the design- builder, relieving the owner of major legal and managerial responsibilities. As the use of design-build is expanding, it is no surprise that the legal community is noting reduced litigation between owners and design-build teams. From the owners’ perspective, design-build is a tool to fix many problems associated with the traditional method of contracting for design and construction separately, and sequentially.

About this Project:
Illinois construction company G2 Builders was selected to design and build the new Hot Postures Studio, which will be a 6,300 sq. ft. state of the art Bikram Yoga Studio. There will be two studios and will both maintain 105 degrees with 40% humidity utilizing a boiler system with water source heat pumps. The building will have Forbo flooring, two locker rooms, and a majestic entry lobby.

What is Bikram Yoga?
Bikram Yoga is the 26 postures Sequence selected and developed by Bikram Choudhury from Hatha Yoga. It has been proved and experienced by millions that these 26 postures systematically work every part of the body, to give all the internal organs, all the veins, all the ligaments, and all the muscles everything they need to maintain optimum health and maximum function.

Each component takes care of something different in the body, and yet they all work together synergistically, contributing to the success of every other one, and extending its benefits. Without knowing the track record of a particular company, or having a strong referral source, the process of choosing a commercial contractor can be daunting. That’s why here at G2 Builders, we wanted to share some tips on how you can check out potential contractors, and choose the right one for your project.

First of all, it is important to get at least three bids on your project. Be sure to have all three contractors bid the exact same project so you can compare their prices fairly. All contractors understand they may re-bid a project several times after being awarded the job. If they don’t, then they may be too impatient or too desperate for the job. In either case, you do not ant this contractor. Chances are, they won’t pay attention to the details of your project, or even worse, may take off with your money.

When the bids are received, look for the contractors who have around the same numbers. Any number that is extremely lower or extremely higher, get rid of. Too low, the contractor may be doing what we call “Low Balling” giving a low price and then adding more money to the bid as the project continues; or the contractor may be cutting too many corners, or may not be qualified for the project. Make sure the scope of work is spelled out in the proposal and contract, including “exclusions.” Just because part of your project has been “excluded” just means a little more work for you in searching for a subcontractor to fill the void, or the contractor may not have received a bid back from a subcontractor at the due date of the bid.

Triple-check any qualifying contractors. Ask for a LOT of references, as well as examples of previous work, and then take the time to thoroughly verify both. If the contractor is great, their customers will be eager to brag about them. If they are horrible, their customers will be eager to steer you away from hiring them, at all costs!! Don’t be afraid to ask multiple questions of previous clients, because chances are they did the same thing when they were hiring a contractor themselves.

Try to pick a local, well-established contractor for your project. This is a more personal preference on our part, but is very important. Just because a contractor isn’t local, doesn’t mean they aren’t legitimate, but it’s important to remember that they have somewhere else to live and don’t have to drive by your project after returning home. The out of town contractor also does not have the local connections that a contractor who lives and works in this area year after year has acquired. And local connections are important, especially for a business owner.

Choosing a new company doesn’t mean that you are hiring someone who isn’t qualified or can’t give you great quality (we all had to start somewhere, and without projects, none of us would ever be “experienced”). However, it’s important to keep in mind that it can be very frustrating to be the victim of the new contractor’s “learning experiences” or mistakes. We all make mistakes, but the question is do you have time to allow them on your next building project? At the end of the day, mistakes happen, but it’s how we admit and deal with them makes that makes the difference. An experienced company should have the track record and the experience needed to avoid any “learning experiences” on your building project.

Guide: How to pick a commercial contractor in Illinois

Ludwig Mies van der Rohe.

Happy birthday to one of the principal shapers of our modern world, Ludwig Mies van der Rohe.

Along with other post-World War I architects, such as Walter Gropius and Le Corbusier (Charles-Édouard Jeanneret), van der Rohe’s aesthetic came to define what “modern” looked like in the 21st century. The bare framework and open floor plan that van der Rohe frequently employed came to be known as “skin and bones” architecture, never employing even the slightest detail if it wasn’t necessary to the overall feel of the space. To see an example of his work, go to Google today and click on the iconic Crown Hall building.

Mies was not just an architect of physical spaces, but his own reputation as well. Despite not having a formal college-level education, the young man began getting his own commissions after successfully working under Peter Behrens from 1908 to 1912. He even redesigned his name, adding in the “van der” and “Rohe” (his mother’s surname) prior to becoming the architect that we know and love today.

Even though van der Rohe created such iconic designs as the Seagram building in New York and the Farnsworth House in Illinois, it is was his ideas that were his greatest contribution to society. He famously told the New York Herald Tribune in 1959, “Less is more” and “God is in the details.” With those simple words, van der Rohe’s ethos would permeate not just architecture and modern living, but fashion, cinema and the culinary world, igniting a newfound love of functionality throughout the world.

Mies van der Rohe was truly an architect of the future, not just of structures, and his words still resonate today. His was arguably a style that will truly never go out of style.

Stephanie joins the G2 team after recently completing her Master of Architecture from the University of Illinois. During that time, she has completed multiple design and research projects with Allison Warren Studio, and in China, with Beijing Architectural Studio Enterprise. She also holds experience with Kellermeyer Godfryt Hart Architects in the repair process of existing structures.

Design-Build is the strategy for the 21st century.

The hallmark of a design/build project is where a single firm is responsible for both design and construction of a project. The design/builder contracts directly with the subcontractors and is fully responsible for the delivery of the project.

The traditional approach for construction projects consists of the appointment of a designer on one side, and the appointment of a contractor on the other side. The design–build procurement route changes the traditional sequence of work. It answers the client’s wishes for a single-point of responsibility in an attempt to reduce risks and overall costs. It is now commonly used in many countries and forms of contracts are widely available.

Design–build is sometimes compared to the “master builder” approach, one of the oldest forms of construction procedure. Comparing design–build to the traditional method of procurement, the authors of “Design-build Contracting Handbook noted that: “from a historical perspective the so-called traditional approach is actually a very recent concept, only being in use approximately 150 years. In contrast, the design–build concept – also known as the “master builder” concept—as been reported as being in use for over four millennia.”

Design/build is best suited for clients who want the simplicity of a single source or have new or renovation projects that are highly schedule driven so it can most readily fast-track if required.
